Poe Companies is a visionary real estate investment, development and management firm based in Louisville, Kentucky.  To maximize the potential of our projects, we look at each one as a new opportunity to overcome challenges and create functional, valuable developments, whether it’s from the ground up or a pre-existing development.  Poe Companies doesn’t follow the usual path—we lead the way to new and resourceful solutions.

Steve PoeCEO

Steve Poe has been in the construction and development business virtually his entire life.  After attending Purdue University and studying engineering and accounting, he returned to work in his family’s construction business in 1977.  In the mid 1980s he began developing single-family subdivisions and building houses.  That led to developing multi-family projects and major subdivisions.  In the late 1990s, Steve began focusing almost exclusively on income-producing properties through Poe Investments, which later developed into Poe Companies.  Over the years, he has developed numerous shopping centers, apartment complexes, office buildings and hotels, including the 620-room convention hotel, Louisville Marriott Downtown. He has developed and managed over 900 apartments in the Louisville area.

Steve has always taken a long term view of the development business, the foundation for which is based on creating long term value. He has steadily built strategic relationships with firms like White Lodging, The Alter Group, REI, Marriott, and most of the major brokerage firms. Steve believes that long term relationships lead to long term profits. Poe Companies has formed a strong management team, which includes seasoned veterans in the fields of financial management and construction management, which is taking them to the next level.

Today, Poe Companies has over $1 billion in projects under development. Among the major projects are Museum Plaza, a 1.5million square-feet, 62 story mixed-used development located in Downtown Louisville’s historic West Main Street district that will include retail and office space, high-end condominiums and modern loft units, a luxury hotel and world-class modern-art museum, and will also be home to two major University of Louisville graduate school programs. This project has received world wide attention as one of the top five most exciting construction projects in the world today.

Another mixed-used, high-profile urban project spearheaded by Steve is RiverPark place, located on Louisville’s east waterfront along the Ohio River, inside the City’s Waterfront Park – one of the top 10 urban parks in the country. This project also includes retail and office space, along with nearly 1500 luxury condominiums and lofts and a 150 slip marina, Louisville’s largest. RiverPark Place is being developed jointly with Louisville’s Waterfront Development board and is a multi-year project. Also currently in development is a 21C Hotel and Apartments in Austin, TX.

In addition to these large scale projects, Steve has also expanded and diversified Poe Companies in recent years to include multiple commercial and multi-family developments in the southeastern and southwestern United States, as well as a resort planned for the Central American country of Belize.

Among his peers, Steve is known for utilizing an entrepreneurial approach to development, conquering complex projects and creating strategic partnerships. Rather than specializing in one type of development, Steve looks for underperforming assets, where value can be created and risk minimized.

Steve remains active in both the industry and community. He currently serves as a Board Member of the Louisville Free Public Libraries, Board Member and former President of the Louisville Apartment Association. In the past Steve served as Chairman of the Home of the Innocents Capital Campaign and trustee to the University of Louisville. In addition, he has received several awards, including the Kentucky 10th Annual Governor’s Economic Leadership Silver Award in 2005 and the Silver Anchor Award from Friends of the Waterfront in 2007.

Tiffany NolotDirector of Operations

After attending Sullivan University, Tiffany Nolot began her real estate career in 1993 when she joined Poe.  She began in the accounting department overseeing the books for several residential real estate ventures.  She then began working one-on-one with clients/real estate agents and closing attorneys on sales of residential homes.  Duties included following a sale from the time the contract was signed by a buyer; to overseeing the process of the home being built; to the closing and then the one year warranty period.  These duties also included overseeing the operations of a real estate company with the Broker on behalf of Poe.  As a result of these duties she has overseen and sat on the boards of over 10 residential home owners associations and condo regimes.  Duties including, but no limited to, keeping financial records, annul maintenance and turnover to the residents once completed.

As the company evolved Tiffany took on more responsibilities and roles including the management of retail commercial space and the main office responsibilities of property management of various apartment complexes owed by Poe.  This role included communicating with the on site managers of the various projects regarding day to day operations and review of annual budgets.  All final decisions of annual budgets and larger repairs would be taken to ownership for approval.

Tiffany is also very active in the industry and community, currently serving on the Southern Indiana Home Builders Board of Directors, Board of Directors and past President of CREW (Commercial Real Estate Women) and company representative of the Louisville Apartment Association.

Jodi SkeesCFO

Jodi joined the Poe Companies team in 2011 as CFO and has become a valuable asset to the team.  Upon graduating Magma Cum Laude, from the University of Kentucky in 1996, Jodi began her C.P.A. career with Arthur Anderson, LLP in Louisville, KY.  While working in the public accounting arena, Jodi gained valuable experience in both the auditing and tax sectors.  Her exposure to a wide range of industries and companies led to her passion in working for entrepreneurs in small to mid-sized businesses.  She strengthened her business and accounting acumen by working for several years as the controller for Greenebaum Doll & McDonald, PLLC, a large and prestigious regional law firm.  Then, in an effort to focus on raising her young family while still igniting her entrepreneurial spirit, Jodi moved on to the role of Director of Finance and Administration for The DeLor Group, Inc. and subsequently, Red Giant Interactive, LLC, two Louisville-based creative agencies.  Jodi’s tax and partnership experience has already proven very helpful in strategic planning and deal structure at Poe Companies.

Jonas KnoppMaintenance Supervisor

If you need a special project completed Jonas is the person to take it on. After being with Poe for 11 years, Jonas is never surprised at his current task to complete. After working on several local residential projects including Hurstbourne Springs, Polo Fields, and Glen Oaks, he has the ability to work with decorators and homeowners with ease. He understands what measures need to be taken whether it is a starter home or a several million dollar commercial project.

Brook HoldawaySenior Construction Supervisor

Brook brings over 28 years of construction experience and has knowledge and hands on training in a multitude of development aspects including residential, commercial, industrial and institutional. After graduation with his construction management degree, Brook dove into the residential sector and worked his way right up to high rise buildings. Brook is ready to take on any challenge or project that is ready to be built.

Jim MarcusDirector of Construction & Development

Jim’s dedication, determination, drive and motivation are just a few of the ideal qualities that make him a perfect fit for the role of Construction Director at Poe Companies. With over 20 years in the construction industry, Jim is a seasoned professional in all financial, scheduling and compliance matters. He’s brought a whole new skill set to our team and we are confident in his leadership both in the field and the office. Prior to joining Poe Companies, Jim, a University of Cincinnati Alumni, served as VP of Construction while building over 17 theaters in ten states, and Senior Construction Manager for several years.

Chandler EchelonPhoenix, AZ

Poe Companies formed a joint venture with REI Real Estate Services, and partnered with Mays & Lees to build a mixed-use development located at the corner of Price Road and 202 Freeway in Chandler, Arizona. The development includes joint hotels, Courtyard & Fairfield Inn by Marriott, over 190,000 square feet of class A office space and a four-story parking garage. Chandler Echelon is a multi-phase project that will cover approximately 20 acres upon completion.

The Plaza at HurstbourneLouisville, KY

Plaza Office Park is located in a high-end corporate campus setting in northeast Louisville and consists of 3 Class “A” office buildings and a conference center totaling over 220,000 square feet. Work Starts on Jeffersonville Ramp to Big Four Bridge

Linda Williams said she’s excited to see fencing spring up along Chestnut and Mulberry streets and construction equipment and materials accumulating behind the fences as work starts on Jeffersonville‘s ramp to the Big Four Bridge.

“We’re happy to see any kind of progress,” said Williams, who has a ringside seat for the ramp construction from her Old Bridge Inn at 131 W. Chestnut St., across Pearl Street from where the ramp will start.

“It won’t hurt my business,” Williams said, adding that she’s even more excited about the potential benefits to merchants on nearby Spring Street from pedestrian traffic crossing the Big Four Bridge from Louisville. She may open a small shop in her bed and breakfast aimed at such visitors, Williams said.

The Gohmann Asphalt and Construction Co. won a $6.5 million contract from the Indiana Department of Transportation in February to build the ramp, which will run from the bridge down Mulberry Street and then east on Chestnut to Pearl Street.

The ramp will complete the conversion of the former railroad bridge into a pedestrian and bicycle path across the Ohio River from downtown Louisville.

Conversion of the Big Four to a pedestrian route was part of the 1991 master plan for Louisville’s Waterfront Park. A spiral ramp to the bridge has been completed in Louisville at a cost of $6.5 million in private contributions, and reconstruction of the bridge deck for walkers and cyclists is under way.

The Jeffersonville ramp, the last part of the conversion, is expected to open in March 2013.

Andy Couch, Jeffersonville’s city engineer, said utility lines in the route of the bridge ramp are being relocated, and roads have been blocked and fences and plastic silt barriers have been erected around the site.

The first two pylons to support the ramp will soon be erected on the river and city sides of the floodwall at Mulberry Street, said former Mayor Rob Waiz, now economic development director.

“It will do a lot for downtown Jeffersonville,” he said.

There is one shotgun house on Chestnut near Mulberry Street that must still be moved or demolished, Waiz said.

He thinks the house most likely will be torn down in a couple of weeks because no buyers have expressed interest in the 1940s-era residence.

Some of its block may be used in structures in the park the city is planning for the area, Waiz said.

Waiz said he expects two other homes on Pearl Street to be moved because of their historic value, adding that none of the demolition or house-moving plans will delay ramp construction.

“We are very excited, we see there is work being done” on the Big Four ramp, said Jill Schimpff, co-owner of Schimpff’s Confectionery on Spring Street in downtown Jeffersonville.

She’s confident the Big Four will bring shoppers from Louisville to her business and others on Spring Street, Schimpff said.

She has an idea for a celebration or festival when the Big Four opens, with Jeffersonville’s merchants putting up booths and signs along the river — if not on the bridge itself — to welcome pedestrians, Schimpff said.

“I think when it’s complete we will have a big bridge party,” Schimpf said, with her shop providing bridge mix for the festivities.
